What is the size of the Strathmore View community? 

The entire site is approximately 15.8 acres, of which there are 1.72 acres of open space and 3.25 acres of forested space. 

 

How many total homes will be built at Strathmore View? 

There will be 125 total homes in the community. 

EYA will be building 108 brownstones: 

  • 89 market-rate homes
    • 27 Coltrane models (elevators available on select homesites) 
    • 27 Ellington models (elevators available on select homesites) 
    • 35 Navarro models with rear yards and optional elevators
  • 19 moderately priced homes available through Montgomery County 

 

Craftmark Homes will be building 17 single-family homes.  

 

When is the community projected to start construction and when will homes be ready to move in? 

Land development is underway. The brownstones are projected to start construction in the summer of 2025 with first deliveries in early 2026. All EYA brownstones are projected to be completed by the end of 2027.  

 

What are the approximate sizes of the 3 EYA market-rate brownstone models? 
  • The Coltrane – approximately 2,345 SqFt 
  • The Ellington – approximately 2,875 SqFt

How much does an optional elevator cost? 

$65,000 to $75,000 depending on the floorplan. This price includes a ground-floor powder room or full bathroom. 

 

What are the costs of some of the other options many people select? 
  • Additional baths cost approximately $14,500  
  • Electric fireplaces cost approximately $9,800  
  • Bedroom-level extensions cost approximately $8,400  
  • Rear decks cost approximately $16,500 to $25,500 

 

What are the approximate ceiling heights of the brownstones at Strathmore View? 
  • 8’4” ground floor

What amount of deposit is required to purchase an EYA brownstone at Strathmore View? 

10% of the Base Price of the home is required at the time of contract, which will be written in 2 amounts – an earnest money deposit of $10,000 made payable to EYA Marketing LLC, and then the remaining balance is an option deposit made payable to SAH Homes Associates LLC. Example: Base Price $1,250,000 – Total Deposit due $125,000. Earnest Money Deposit of $10,000 and Options Deposit of $115,000. Funds can be paid via our easy online payment link (Earnnest) or by wire transfer.

Are there any special incentives offered for EYA’s brownstones at Strathmore View? 

If you use one of our preferred lenders and our preferred title company (Capitol Title), we will split the transfer and recordation taxes on the home, both the Seller and the lender will contribute ½ point towards your loan and reimburse for credit and appraisal fees.   

 

How does the HOA work? 

All homes are part of a Master HOA Assessment.  

  • All EYA brownstones pay 4 months assessment as Initial Capital Contribution.
  • Market-rate townhome fee is $215 per month.  

 

Snow Removal

  • The HOA is responsible for snow removal on all sidewalks, alleys, driveways, lead walks, stoops and pedestrian hardscape areas.
  • Snow removal generally occurs at 2” for HOA-responsible areas, however, may vary depending on ice or other conditions.  

 

Parking

  • All brownstones have 2-car garages. 
  • Each owner is expected to park in their garage. 
  • No parking is allowed in alleys or in driveways in front of The Navarro homes.
  • Academy Park Drive is a shared access road to the school behind the property, and as a result, no parking may occur on that street by visitors between hours of 7 am – 9 am, or 3 pm to 5 pm.
  • There are 30 on-site visitor parking spaces and 1 ADA van-accessible parking space.

 

Landscape Maintenance  

  • The HOA is responsible for maintenance, mowing, and watering of all common areas – owners are responsible for their own ground planting.

 

Hardscape Maintenance  

  • The HOA is responsible for maintenance of all common areas, private alleys, and sidewalks to the extent they are on HOA common area parcels.

Stormwater Management (SWM)  

  • The HOA is responsible for the maintenance of all SWM facilities, whether in ROW or private land.  

 

Amenity Areas  

  • The HOA is responsible for all maintenance, managing, and administering of amenity spaces including the park and associated amenities. 

 

What is the warranty on EYA’s new brownstones at Strathmore View? 

EYA’s brownstones are covered by what is called a 1/2/10 warranty. Up to year 1 after settlement, everything is covered, all mechanical/electrical/plumbing is covered up to year 2 after settlement, and then there is a structural warranty for up to 10 years after settlement. The warranty is backed by PWC. 

 

What are the real estate taxes in Montgomery County? 

The current tax rate for a home in Montgomery County is 1.03%. Tax rates are adjusted annually, so please check with the County at time of purchase. 

 

Which streets are public and which streets are private at Strathmore View? 

All the streets in Strathmore View are private with public access easements. 

 

Can I see comparable homes to EYA’s new brownstones at Strathmore View? 

EYA’s Northside community in Potomac, MD will feature similar floorplans to Strathmore View. A brand new model home similar to The Navarro at Strathmore View will be available to tour, with additional model homes opening in March/April.  

 

What are some of the included features of the new brownstones? 
  • Quartz countertops in kitchen and all baths  
  • 12” x 24” floor tile in all bathrooms with 3” x 6” subway tile on wall  
  • Laminate hardwood flooring on main living level and three flights of hardwood stairs with painted risers

What type of heating and cooling is in EYA’s brownstones at Strathmore View? 

Strathmore View will be an environmentally friendly, all-electric community. There will be no gas lines run to the homes and all home systems will be electric. The all-electric homes feature an electric furnace on the lower two levels and a 2nd zone electric heat pump for the top two levels. The homes also feature energy-efficient electric water heaters. 

 

What type of outdoor grilling options are allowed? 

As Strathmore View is an all-electric community, no natural gas lines are available to be plumbed on a deck or terrace. You may have a propane grill on the rear deck, rear yard or rooftop terrace. No charcoal grills are permitted. 

 

What is the annual fee for the water company and how long is it paid for? 

Annual fees are $1,950 and are paid for thirty (30) years.
